CONSTRUCTION UPDATE – ONE SYDNEY HARBOUR SITE (2023)
Works continue to progress well on the on the One Sydney Harbour construction site. The first tower, Residences One (R4A - SSD 6964), started to welcome residents in February 2024. Works continue on the internal fit out of the higher floors, and we expect that the building will be complete by mid-2024. Residents are anticipated to start moving into Residences Two (R4B - SSD 6965) in mid 2024 and the building is expected to be complete by the end of the year.
WATERMANS RESIDENCES – R5 (SSD 6966)
The third and final One Sydney Harbour tower, Watermans Residences (R5 SSD 6966), commenced construction in May 2022 and has now topped out, meaning it has reached full height. This building is located to the east of Residences One and Residences Two, by Hickson Road. The building is expected to be complete in 2024.
HOURS OF WORK
The One Sydney Harbour standard construction hours are 7am to 7pm on Mondays to Fridays and 7am to 5pm on Saturdays. Amendment to Construction Hours for Internal works The NSW Department of Planning and Environment granted approval in May 2023 to amend the standard working hours for Residences One (Building R4A - SSD 6964) and Residences Two (Building R4B - SSD 6965) to allow internal works in these towers and the shared basement to take place during the following times:
- Monday to Friday from 7pm until 5am (the following day)
- Saturdays from 5pm until 5am (the following day)
The extended hours will be in place until the following dates:
- Residences One (Building R4A) - until April 2024
- Residences Two (Building R4B) - until September 2024
- Shared basement - until November 2024 Permitted Works
- All works are restricted to low noise generating activities within enclosed areas of the two towers and shared basement only.
- Such works include (but are not limited to): floor finishes, joinery installation, mechanical and electrical installation, painting and decorating and cleaning.
- No external construction works will be undertaken during the extended hours.
- No high noise emitting appliances will be used during the extended hours.
- All deliveries will take place during standard construction hours. The planning approvals can be found on the planning portal on the Department of Planning and Environment website – www.planning.nsw.gov.au.
Hours of Work – Watermans Residences
The NSW Department of Planning, Housing and Infrastructure has granted approval to amend the standard working hours for Watermans Residences (Building R5 – SSD 6966) which is the building closest to Hickson Road.
- This approval will allow internal works in the tower and the shared basement to take place during the night on Mondays to Saturdays from 7pm until 5am (the following day) until the end of December 2024.
- This approval will allow Sunday Works to take place between 8am and 5.30pm on a total of six (6) separate Sundays until the end of December 2024.
Permitted Works - Nightworks
- All internal works are restricted to low noise generating activities within enclosed areas of the building only.
- Such works include (but are not limited to): floor finishes, joinery installation, mechanical and electrical installation, line marking, services installation, painting and decorating and cleaning.
- No high noise emitting appliances will be used during the extended hours.
- All deliveries will take place during standard construction hours.
Permitted Works – Sundays
- Sunday works will be limited to hoarding relocation works, façade reglazing and cleaning (including the use of building access and maintenance systems) and paving works (excluding the use of noisy plant items).
